I didn't build these calculators to generate leads. I built them because every investor I've worked with had the same problem: by the time they finished building a spreadsheet to evaluate a deal, three other buyers had already moved on it. These tools are what I run myself before I call a client to say the deal is worth looking at.

My background in lending and technology means I think in cash flow, cap rate, DSCR, and NOI before I think in anything else. I look at Samsung's Taylor build-out as a demand driver. And I look at the current price correction and see exactly the window that disciplined investors have been waiting for.
